What is checked on a plot before a deal or an inheritance

1 min read

A plot is checked before it is bought, accepted as an inheritance, or built on. At the start, the cadastral number or the address is fixed, and so is the decision being prepared: a purchase, an inheritance, building, or a dispute.

The check looks at the documents, who is recorded as the holder, the encumbrances, the boundaries, and the designated purpose. What you receive is a written conclusion: the risks, and the next step. The conclusion does not replace a register extract, and it is not a permit to build.

Inheritance of the plot is conducted in the inheritance file. The check of the plot itself is a separate instruction, when both are needed. The instruction does not promise that the registrar will make an entry, or that a boundary will be moved.

What the check does not contain

It does not promise that the designated purpose will be changed, and it does not conclude that the plot can be privatised. Both depend on the particular plot and on the restrictions that apply to it. A valuation for a sale, a division, an inheritance, or a court is given by a valuer, not by this conclusion.
